AIDeal is a data aggregation and AI analysis tool. AIDeal is NOT a licensed real estate broker, financial advisor, appraiser, surveyor, or legal counsel. All metrics displayed by the Service — including but not limited to ROI projections, Cap Rates, Fair Price estimates, risk scores, and rental yield calculations — are machine-generated estimates derived from publicly available data and AI inference models.
The Service uses generative Artificial Intelligence (including large language models) that may produce inaccurate, incomplete, outdated, or “hallucinated” data. AI outputs may contain fabricated figures, incorrect property details, or erroneous financial calculations that do not reflect real-world conditions.
You assume full and sole responsibility for independently verifying all property details, physical conditions, legal encumbrances, zoning regulations, and financial risks with qualified professionals before making any real estate investment, purchase, sale, or financial decision. AIDeal expressly disclaims any responsibility for decisions made in reliance on AI-generated content.
1. Acceptance of Terms
By creating an account, accessing, or using the AIDeal platform and any associated services (collectively, the “Service”), you acknowledge that you have read, understood, and agree to be bound by these Terms of Service (“Terms”) and our Privacy Policy, which is incorporated herein by reference. If you do not agree to these Terms in their entirety, you must immediately cease all use of the Service.
These Terms constitute a legally binding agreement between you (“User,” “you,” or “your”) and AIDeal (“Company,” “we,” “us,” or “our”). If you are using the Service on behalf of an organization, you represent and warrant that you have the authority to bind that organization to these Terms.
2. Description of Service
AIDeal provides an AI-powered real estate data analysis platform that generates estimated property valuations, market intelligence reports, risk assessments, rental yield projections, and comparative property analyses based on publicly available information and user-provided property URLs.
The Service is designed exclusively for informational and educational purposes. Reports generated by AIDeal do not constitute and shall not be construed as professional financial advice, certified property appraisals, formal broker opinions of value, legal counsel, tax guidance, or investment recommendations. Users should always consult qualified, licensed professionals before making any investment decisions.
3. Artificial Intelligence Disclosure & Limitations
The Service relies on generative Artificial Intelligence, including third-party large language models (LLMs), to analyze property data and produce reports. By using the Service, you acknowledge and accept that:
- AI outputs are probabilistic estimates, not verified facts. All financial metrics, market comparisons, and property assessments are algorithmically generated and may differ significantly from actual market conditions, physical property conditions, or certified professional appraisals.
- AI may hallucinate. Generative AI models can produce outputs that appear authoritative but are fabricated, inaccurate, or internally inconsistent. This includes invented comparable sales, incorrect neighborhood data, misquoted regulations, and erroneous financial calculations.
- Data may be stale or incomplete. Reports are generated from publicly scraped data at a specific point in time. Property listings, market conditions, legal zoning, and pricing change continuously. AIDeal does not guarantee that information is current at the time you view a report.
- No physical inspection is performed. AIDeal does not inspect, visit, or physically verify any property. Structural defects, environmental hazards, undisclosed encumbrances, and neighborhood conditions are beyond the scope of the Service.
- You must independently verify all outputs. Before making any financial commitment, you are solely responsible for confirming all data points with licensed appraisers, real estate agents, attorneys, tax advisors, and other qualified professionals.
4. User Accounts & Authentication
Access to the Service requires authentication via a supported third-party identity provider (currently Google OAuth). By authenticating, you authorize AIDeal to receive and store the basic profile information described in our Privacy Policy.
You are responsible for maintaining the security of your account credentials and for all activities that occur under your account. You must notify us immediately at support@aidealhome.com if you become aware of any unauthorized use. AIDeal is not liable for any loss arising from unauthorized access to your account.
5. Subscriptions, Billing & Refund Policy
5.1 Plans
AIDeal offers the following service tiers, each subject to its own query allocations and feature set as described on our pricing page:
- Free Tier — Limited lifetime credits and one standard query per day at no cost.
- Pro — Monthly subscription providing standard and Pro AI query allocations.
- Advanced — Monthly subscription with higher standard and Pro AI query allocations.
- Unlimited — Monthly subscription with unlimited premium queries, advanced AI models, and priority support.
- Pay-As-You-Go — A single-use premium analysis credit at a fixed price with no recurring commitment.
5.2 Billing
All payments are processed securely by Stripe, our third-party payment processor. Subscription plans are billed on a monthly recurring basis. Your subscription will automatically renew at the end of each billing cycle unless you cancel before the renewal date. Prices are displayed in EUR and may be subject to applicable taxes.
5.3 Cancellation
You may cancel your subscription at any time through the Stripe customer portal accessible from your account settings. Cancellation takes effect at the end of the current billing period. You will retain access to your plan's features until the period expires.
5.4 Refund Policy
No refunds will be issued for query credits that have already been consumed (i.e., where an AI analysis has been initiated and a report has been generated or attempted). Consumed credits represent computational resources and third-party API costs that cannot be recovered. For unused credit purchases or billing disputes, please contact support@aidealhome.com within 14 days of the charge. We will review each request on a case-by-case basis.
6. Acceptable Use
You agree not to:
- Use the Service for any unlawful, fraudulent, or malicious purpose.
- Attempt to gain unauthorized access to any part of the Service or its underlying infrastructure.
- Deploy automated scraping, bots, or scripts to extract data from the Service at scale beyond your authorized query allocation.
- Resell, redistribute, or sublicense AI-generated reports or raw analysis data as a competing service.
- Submit property URLs or custom prompts designed to exploit, attack, or extract proprietary information from the underlying AI models (prompt injection).
- Misrepresent AIDeal reports as certified appraisals, professional valuations, or licensed financial advice when presenting them to third parties.
- Interfere with or disrupt the integrity, performance, or availability of the Service.
Violation of these restrictions may result in immediate account suspension or termination without refund, at our sole discretion.
7. Intellectual Property
All content, features, functionality, design, source code, algorithms, logos, and trademarks of the Service are the exclusive property of AIDeal and are protected by applicable intellectual property laws. You may not copy, modify, distribute, reverse-engineer, or create derivative works from any part of the Service without our prior written consent.
AI-generated reports are licensed to you for your personal or internal business use only. You may share individual reports with advisors, partners, or co-investors evaluating the same property, but you may not systematically republish, resell, or aggregate reports for commercial distribution.
8. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL AIDEAL, ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, OR AFFILIATES BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES — including but not limited to loss of profits, loss of revenue, loss of data, loss of goodwill, cost of replacement services, property damage, personal injury, or damages arising from bad investment decisions, inaccurate AI outputs, property defects, or reliance on Service-generated reports — regardless of the cause of action or theory of liability (whether contract, tort, negligence, strict liability, or otherwise), even if AIDeal has been advised of the possibility of such damages.
AIDEAL'S TOTAL AGGREGATE LIABILITY to you for all claims arising from or related to the Service shall be strictly limited to the lesser of: (a) the total amount you actually paid to AIDeal during the twelve (12) months immediately preceding the event giving rise to the claim, or (b) one hundred euros (€100). This limitation applies cumulatively to all claims and is not per-incident.
9. Disclaimer of Warranties
THE SERVICE IS PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, STATUTORY, OR OTHERWISE. AIDEAL EXPRESSLY DISCLAIMS ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, COMPLETENESS, NON-INFRINGEMENT, AND TITLE.
Without limiting the foregoing, AIDeal does not warrant that: (a) the Service will be uninterrupted, timely, secure, or error-free; (b) AI-generated estimates, projections, or reports will be accurate, complete, or reliable; (c) the results obtained from the Service will meet your expectations or requirements; or (d) any defects in the Service will be corrected.
10. Indemnification
You agree to defend, indemnify, and hold harmless AIDeal and its officers, directors, employees, agents, and affiliates from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to: (a) your use of the Service; (b) your violation of these Terms; (c) your violation of any rights of a third party; or (d) any investment, purchase, sale, or financial decision you make based in whole or in part on information provided by the Service.
11. Third-Party Services
The Service integrates with third-party providers for authentication (Google), payments (Stripe), and AI processing (Google Gemini, Groq, and other model providers). Your use of these services is subject to their respective terms and privacy policies. AIDeal is not responsible for the availability, accuracy, or conduct of any third-party service.
12. Termination
AIDeal may suspend or terminate your access to the Service at any time, with or without cause, and with or without notice. Upon termination: (a) your license to use the Service immediately ceases; (b) you must cease all use of the Service; and (c) provisions that by their nature should survive termination (including Sections 3, 7, 8, 9, 10, and 14) shall remain in full force and effect.
You may terminate your account at any time by contacting support@aidealhome.com. Termination does not entitle you to a refund for any previously consumed credits or the remainder of a paid billing period.
13. Modifications to Terms
AIDeal reserves the right to modify these Terms at any time. We will provide notice of material changes by posting the updated Terms on this page, updating the “Effective Date” above, and/or sending an email notification to registered users. Your continued use of the Service after the effective date of revised Terms constitutes acceptance of the updated Terms. If you do not agree to the revised Terms, you must stop using the Service.
14. Governing Law & Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of Portugal, without regard to conflict of law principles. Any dispute arising from or relating to these Terms or the Service shall first be submitted to good-faith mediation. If mediation is unsuccessful, the dispute shall be resolved exclusively in the courts of competent jurisdiction in Portugal. You consent to the personal jurisdiction and venue of such courts.
15. Severability
If any provision of these Terms is held to be invalid, illegal, or unenforceable by a court of competent jurisdiction, such provision shall be modified to the minimum extent necessary to make it enforceable, or if modification is not possible, severed from these Terms. All remaining provisions shall continue in full force and effect.
16. Entire Agreement
These Terms, together with the Privacy Policy, constitute the entire agreement between you and AIDeal regarding the Service and supersede all prior or contemporaneous understandings, agreements, representations, and warranties, whether written or oral, regarding the Service.
